This page will give you an overview of the acreages that will be available in phase III of the Meadow Valley development. . For larger/more detailed plan images, see our "Detail Plans" page; for details on our land based environmentally sensitive planning process, see our "Greenquest" page; for details of the common property and facilities, see our "Strata Overview" page. Meadow Valley Properties will be completed in two further stages. We were in the past flexible about the order of this phasing. This is no longer possible due to new government regulations. The order of phasing is now fixed by government regulations. This means that we must complete phase two before phase three. We will take a phase to completion once we have at least two pre-sale deposits on that phase. We are now offering Phase II properties for sale and have not filed a disclosure statement regarding phase III lots, and are thus not marketing them at this time--this page is only for information purposes.
The plan below shows the whole property with the 20 lots and the common property areas shaded for easy reference. For a selection of more detailed plans please see our plans page. Below the plan (scroll down) you will find a section on the common property and facilities and details of Phase III.

Acreages available in Phase I are in the center of the strata, on the ridges
and hills to the south and west of the Meadow Valley. They are surrounded by
common property greenspace and three of the lots overlook the valley and the
newly created Meadow Lakes.
All Lots have sewer and irrigation water servicing, wells drilled and hydro/telephone
to the property line. House sites will be cleared and driveways roughed in based
on purchaser preference. Private access roads enhance privacy and security.
Careful land use planning ensures that properties are laid out with regard to
topography, using elevation changes as well as distance to separate home sites
from one another. A Building Scheme guarantees the future quality of the strata
and assures you of your view and environment.
Phase I is complete. Waterfront access is already completed.
Properties in phases two and three will be available in the future. The order of phasing is, however, now fixed by new government regulations. This means that we must complete phase two before phase three.. Completion of phases II and III will occur once we have two deposits for the phase.
Phase one contains the majority of the common property shown in green shading on the plan image above, including easement access to the waterfront on tranquil Cufra Inlet (over what will be common property after phase II). The plan below shows a view of the phase one lots, the later phase lots are shaded for easy reference. Below the plan (scroll down) you will find details of Phase I lots.
Holne
Situated on a 200 foot hill to the southwest of the Meadow Valley, this property
features a beautiful panoramic 360 degree views including Meadow Valley, Telegraph
Harbor and Stuart Channel. Solar exposure is excellent. There is plenty of room
for a large house, outbuildings and cottage cabin as well as potential for a
farm or vineyard. This lot is very private.
Area approximately thirteen acres. Price - $175,000. SOLD
Fir Edge
This property is located on a bluff to the west of the Meadow Valley and has
both house and cottage cabin sites with views down the valley and over the Lakes.
Almost surrounded by common property, this lot is very secluded and peaceful.
Solar exposure is good. Most of the land area is usable for a hobby farm or
gardens.

Swordfern gardens
With excellent solar exposure and a small clearing on the southwest corner,
this acreage is perfect for a large garden. The house site is on the ridge to
the west of the Meadow Valley Lakes, with a view across the southern lake to
Moore Hill.

Ravenswing
Looking over the Meadow Valley Lakes this property is adjacent to Swordfern
Gardens. Well treed with mature Douglas Fir and Red Cedar this lot provides
a choice of good house and cottage cabin sites.

Acreages which will be created in this phase are gathered at the Southern Edge, the southwestern edge of the Meadow Valley Properties. They stand on a hill and bluffs overlooking hay fields to the southwest. Views are all good, with some more pastoral and others looking out over the vista of Vancouver Island and Saltspring. All Lots will have sewer and irrigation water servicing, wells drilled and Hydro/telephone (some underground) to the property line. House sites will be cleared and driveways roughed in, after consultation with the first purchaser. Private access roads enhance privacy and security.
A careful Land use Plan ensures that Properties are laid out with regard to topography, using elevation changes as well as distance to separate Home sites from one another. A Building Scheme guarantees the future quality of the Strata and assures you of your view and environment.
The southern six of these lots will be carefully covenanted to maintain the unique and pristine environment of their bluffs, whilst allowing homes to be built within this desirable environment, the covenant areas will be developed with the first purchasers and will also serve to protect the privacy of house sites.
The easement footpath to Pilkey Point Road is particularly convenient to these lots, allowing easy and convenient foot access to Telegraph Harbor, the ferry, etc.. This footpath is for the private use of residents of Meadow Valley Properties.
Sizes will range from two to eleven and a half acres. All properties will have
excellent solar exposure, and have fine views. Three of the Lots will have very
good sites for large gardens and one would be excellent as a vineyard or small
farm. All are zoned R-2, for house and cabin. Lots to the south of the ravine
along the Southern Edge bluffs will share a common driveway, thus reducing impact
and avoiding each lot having to maintain a long driveway to the Southern Edge
Trail private strata road.
The Vineyard
This acreage was designed for a family
who wanted to have a vineyard, and the layout was planned with the assistance
of Wayne Ulrich from the successful Cherry point Vineyard on Vancouver Island.
The family were unable to complete the purchase, but we decided to let the lot
stand as it was so that another could fulfill this dream. With suitable
dedicated irrigation water as part of the secondary water system, deep well
drained soils and perfect southwestern exposure and slope this site is perfect
to establish a vineyard. The common property area inside the lot is the septic
fields and field reserve area, which could be left as grass or used for vines
as limited common property, thus adding another two acres of effective area.
The views available are grand, with several suitable locations for a house and
cabin.

Meadowsweet
With gently sloping land and good soil
this lot will suit a large garden or hobby farm and secluded house and
cabin.

Linnea
Named after Linneaus' favorite plant, which
abounds on this lot, Linnea has a house and cabin sites with pastoral views and
plenty of land for large gardens etc.
Approximately two acres.
Log Cabin
Bounded on the southwest by beautiful
sixty foot high sandstone bluffs with Garry Oak and Arbutus. At the top of the
bluffs is a mossy area with an old log cabin. A house site just behind this
area will give good pastoral views and views to Vancouver Island. Two possible
sites exist for a secluded cabin. Much of the land area is quite flat and would
allow large gardens etc.. Visitors enjoy the open vista from this site making
it the most popular lot with visitors to the bluffs of the Southern Edge--
although the other lots on the Southern Edge share similar views the lack of
clearing makes them harder to appreciate.
Approximately two and a half acres.
Ravine
Separated from Log Cabin by a ravine this lot
also offers a bluff house site with fine views and plenty of land for your
projects and dreams.
Approximately three acres.
Moss Edge and Hanging Rock
These lots, separated by a small ravine
and change of elevation, both have beautiful unspoiled mossy bluffs with fine
views over the fields to Vancouver Island and Stuart Channel. House sites by
the bluff and cabin sites further back take advantage of these views and solar
exposure whilst maintaining seclusion.
Approximately two and a half and three and a third acres.
Southern Point
With the highest elevation along the Southern Edge, this acreage has excellent
views towards Vancouver Island and Stuart Channel from the house site on the
bluff, with enough land for a hobby farm or large gardens. To the east the neighboring
land is in use as a vineyard and easements prevent building near the house site
and allow maintenance of a broader view. The (private to the strata) footpath
to Pilkey Point Road passes down the Eastern edge of the lot, giving easy foot
access to the ferry etc.
